how can i tell if only that part needs replacement ?

Hello, Mike. That is really going to be a process of elimination when replacing parts on a heaters, especially, if the heater is considerably old. You could replace this part to find after replacing it, that more parts are needed. If the heater is 10+ years old it may be more beneficial to invest in a new heater.

I have one leaking tube. Can that tube be replaced or plugged? Do I have to replace the whole set? The heater is approx. 10 yrs old.

Hi Gene, Unfortunately the tube is not sold individually and only a part of the assembly. We are not aware of a way to patch the heat exchanger.
