how difficult is it to replace this part.

This part is not too hard to replace. It literally just unthreads and comes off. It isn't too much to unscrew it either. Just release the pressure, unthread, and reinstall the new assembly.

why would water come out of the top of this?
what is the purpose of the assembly?

Hi David, If one of the o-rings is bad water would leak out of the Air Relief Assy. The Manual Air Relief Assy (DEX2420MAR2 / DEX2420MAR) is used to monitor the pressure in the filter and to bleed out excess air out of the filter.

Hi. Can you get this part without the gauge? I ask because I just got a gauge and now I discover a crack in the top of the housing I assume this is why I'm not getting any pressure.

Turn off pump and then open pressure relief valve and wait for all air to be released. You can tell when this is done after the hissing stops and the level of water drops in the pump.
Next you need to turn the old pressure relief valve (PRV), in a counter clockwise direction about a quarter turn until it unlocks as is indicating on the filter body. If you are unable to turn the old PRV by hand, you may need to get a large wrench of channel locks to grip it and get more leverage on it in order to turn and remove.
There is a spare o-ring with the new PRV which I did not use since it wasn't the same size as the one on the filter body. Since my old ring seemed to be in good condition, I just reused it and put the new PRV, which has an o-ring already on it, in the hole and turned it clockwise until it was in the locked position

This is an easy fix--Grasp the old assy. with two hands, turn counterclockwise and it releases. Remove it.
Take the new assy. apply a judicious amount of Jacks silicone lube on the gasket. Place in the opening and turn clockwise-----VOILA!!!!

Seems better built and sturdier than the OEM that started to leak. Better pressure gauge, easier to read. Easy install-Lube the O-ring and twist into place on the tank. Winner,winner-chicken dinner.

This pressure gage works well and was easy to install. I like the green and red arrows set to remind me to check the filters. Based on checking other company's the prices was right too!
